Now that you’ve decided it is time to look for a new home, it makes sense to always negotiate from the strongest position possible.  If you are a first time buyer, a move up buyer or even a move down buyer it is always in your best interest to find out how much home you can afford by getting pre-approved BEFORE you begin your home search. It's not uncommon for sellers to be selective in the final buyer they choose to negotiate with.  That said; there are certain things you can do to make sure your offer is the one the Seller chooses.

 

Most home buyers today go about the process entirely backwards, putting themselves at an overwhelming disadvantage!

 

Let's look at this from a Sellers perspective for a moment. If you were a Seller that had just received multiple purchase offers for your property, all things being equal, would you accept the offer that included lender documented loan pre-approval or the offer that was contingent on the buyer being able to secure financing?  The answer should be obvious. Why then, do so many buyers wait to start the financing until after they’ve found a home?

 

What we’ve found is that these buyers (those not yet pre-approved) are usually very good, qualified buyers so they aren’t worried about getting approved. Even though most are usually correct and will ultimately be approved for financing, the Seller has no guarantees of this and will often accept a lower price offer from a cash Buyer or a Buyer that has been pre-approved.   In many cases Sellers will not even accept an offer unless lender pre-approval is submitted along with the offer.

 

Lastly, from a cost savings perspective...

 

As a prospective Buyer, it makes all the more sense to start the financing process early on so you can get a firm handle on your interest rate as well as the various closing costs that will be incurred when you purchase a home.  Once pre-approved you will know exactly how much home you can afford which will ultimately save you time and money by not wasting time looking at homes that are either above or below your price range.  Often Buyers are pleasantly surprised to discover that they can actually afford more home than they had initially thought because they forgot to factor in the fact that their mortgage interest is fully tax deductible.  Buyer’s that wisely seek pre-approval before finding a home are not under any time constraints and are less likely to over-pay than Buyers who has found a home and is under strict time constraints to secure financing.
